How much is the application fee?
The application fee is $50 per person.
Everyone 18 or older who will be living in the home is required to complete an application.
How much is the security deposit?
Our security deposit starts at $500 and ranges up to one month’s rent depending on credit.
Do I have to pay any other move in fees?
We require a $100 nonrefundable administration fee.
Is renter’s insurance required?
Yes, we require all residents to have renter’s 100,000 liability coverage.
How do I pay my rent?
Rent can be paid online through the resident portal via bank account, credit or debit card. You can also drop off a check or money order to the office.
Are any utilities included in rent?
Electric, Water & Sewer are billed by and paid to The City of Tallahassee Utilities. You will be responsible for getting the utilities put into your name.

Do the apartments have a washer/ dryer?
Yes, all apartments include a washer/dryer.
Is parking first come first serve or do we pay for a spot?
Parking is first come first serve.
Is the community pet friendly?
We love pets! Our pet fee is $300 for one pet and $500 for two. The pet rent is $25 per pet. We do not allow aggressive breeds.
What is your late fee policy?
Rent is late on the 4th of the month and a late fee of $100 is charged. Please reach out to the office if you expect a delay in making your rent payment.
How will I receive my packages?
Your packages will be delivered by the carrier either to your door or to the Amazon parcel locker.
